Planned maintenance
Annual maintenance contracts
Hotels, FM portfolios, and commercial operators use our AMC programmes to keep plant reliable between breakdowns. Scope, cadence, reporting, and pricing basis are agreed before the first scheduled visit.

Contract scope
What a contract includes
- Planned preventive maintenance aligned to manufacturer intervals
- Asset register with equipment location, model, and service history
- Scheduled filter, coil, safety, and consumable checks
- Target response windows for breakdown calls during contract term
- Visit reports with findings, actions, and recommended follow-up
- Quarterly summary suitable for FM and audit review
Procurement
Commercial framing
- Pricing basis
- Quoted per asset register after a walkthrough. Pricing reflects visit cadence, access constraints, and parts allowance where agreed.
- Typical exclusions
- Major component replacement, refrigerant top-ups beyond agreed allowance, client-caused damage, and third-party controls work unless scoped separately.
- SLA tie-in
- Breakdown response targets during contract term follow the severity table on each service page. Contracted guarantees are documented in the signed AMC schedule.
Reporting
Reporting cadence
- Monthly
- High-use kitchen, chiller, or plant assets where downtime hits revenue immediately.
- Quarterly
- Standard PPM for HVAC, boiler, and central plant in occupied commercial properties.
- Annual
- Inspection-led programmes for lower-duty assets or seasonal plant.
